Many owners wonder "Why do I need someone else to manage my property?" Here is one example of a common scenario: It's a wintry weekend and your tenant calls you at home with a maintenance request to fix their heat. You are in the middle of entertaining your guests, but must excuse yourself to attend to your tenant, since, by law, you must supply them with heat. You must first drive to the property in the snow, or if you have a maintenance person, you must track them down on a weekend evening to convince them to take care of the request. Once you or your maintenance person have arrived at the property, you determine that a special part is needed for the furnace. It is now 11pm, and nothing is open to be able to purchase this part. After all of that, you still can't fix their heat. You explain that you will return tomorrow, and hope that your tenants are forgiving people. You arrive home with nothing accomplished, and it is too late to resume your previously scheduled plans. With Arborview's assistance, you wouldn't have received a call at all. Best of all, as an extra bonus at year end, a statement is issued to you with all income and expenses for your unit. This saves you valuable time during tax preparation. Simply give the statement to your accountant and you are finished, no statements to prepare. This alone can be worth the cost of management.
