Whether you are a first time home buyer or a seasoned investor looking for your next investment, Arborview offers one-on-one service to our buyer clients. A buyer's broker represents the buyer's interests and helps find the right homes quickly and avoid buying a home that may prove hard to sell in the future. We will always advise you on the purchase
and never sell you. We research, and negotiate all aspects of the purchase in your favor
and use our experience as developers and inventors to see potential hidden problems.

You may think it will be easier to go straight to the listing agent than be represented by a buyer's agent. Buyers who are not represented lose in this day and age because Sellers
agents have a fiduciary duty toward the seller and a signed contract to maximize their goals and profit. As a buyer you should have someone who is solely looking after your interests and negotiating the best possible deal. Only a Buyer's Agent can do that, here is a list of some of the things Arborview's Buyer Reps do for both first time buyer and investor clients:

Consultation to find out exactly what your needs are
Search MLS listings, For Sale By Owner listings, and other sources for the perfect home
Inform you of open houses and attend with you if desired
Present you with research on the home, past sales, and comparables in area
Customized Police Department crime report detailing all activity in the area
Gather information about schools, public transit and other important attributes
If renovations are in order we can give you ideas and ballpark prices on repairs or updates
Draft all offer forms in your best interest and negotiate hard on your behalf to get you the best deal with the best terms and contingencies should something unfavorable come up along the way
Coordinate and attend home inspection, taking detailed notes and complete set of photos to be emailed to you
Prepare punch list of issues to be repaired and negotiate with sellers to get these done
Help you to get competing financing offers and get loan approved
Suggest a suprerb real estate attorney who gives only my clients free service in most cases
Perform walk thru of property to confirm all work is done to our satisfaction
Coordiante closing at your convenience and prepare you in advance for the papers you will be signing

You will receive help with your research and we'll give you information on financing, neighborhoods, school systems, and tax rates, so when you're ready to buy, you'll know just what your budget is, and where it can take you. From an investment standpoint, Arborview offers consulting on where to invest and how to get the greatest return. We know what renters are looking for, and will help you spruce up your new investment with our in house renovations team. Due to renovations completed on the properties we manage, we currently average a 100% occupancy rate. Tenants are pleased with their living environments, and their needs are met by our management division.
